Gulfstream Towers was built in the early 1960's as an apartment building. Its location and construction allows all 70 units to enjoy the wonderful view of Marina Park, Sarasota Bay and the Gulf of Mexico. In 1964 Gulfstream Towers changed from rental to ownership of our 70 units. For many years, a majority of our owners lived here year round and had an active roll in the management of our association. With changes in condo law and the many details the board of directors had to attend to on a daily basis has become overburdening.


We interviewed several that were interested in our manager's position and by a unanimous vote of

our Board of Directors we selected to engage James M. Faix of Polaris Property Management, Inc.

as our new manager. Jim offered us a wealth of 15 years experience in management and many

services in the administrative and clerical operations that would streamline our operations.


His knowledge and the people he knows has been a great help to our association in only one month with us.

Jim Faix has been a tremendous asset to our Board in guiding us through some difficult issues. This is a new form of management for our association and it was one of the best decisions we could have made. I am most happy to give James M. Faix my unconditional recommendation.

Vivienda at the Meadows Condominium Association, Inc.



Vivienda is an upscale Condo Association within The Meadows consisting of 31 "Free Standing Villas" that are really separate houses. We had been self-managed for many years but the volume of work and details to handle became more than we could continue to handle. Therefore we carefully investigated & interviewed four (4) different Property Management Companies. The result was an over-whelming choice by the full Board of Directors to hire Jim Faix of Polaris Property Management, Inc.


We were all very impressed by Jim, plus he has had 15 years experience in the business plus a third Advanced Degree (PCAM) held by only a few other Property Managers in this area. Upon being hired) he jumped right into our problems and worked hard to get things on a proper course, for which we were very grateful.


He has been very diligent in taking over and handling all of Vivienda's affairs. His attention to details and following through with problems and projects is most impressive. He is early to attend all our meetings and his advice & guidance has been invaluable. Based on all of this, I am very pleased to give Jim Faix my highest possible recommendation. Jim Faix, President of Polaris Property Management, Inc., has been Property Manager for Three Oaks since March 1st of this year. I am very pleased to be able to tell you unequivocally that Jim very quickly has become a valued member of our team.


We have learned first hand that Jim is knowledgeable, experienced and very skilled across the full range of issues and functions that our ROA must deal with regularly, and does so smoothly and responsively with the highest integrity.
